After browsing available listings on our website, simply submit an application directly on that page for the rental property you wish to live in.
If there will be more than one person living in the home, each applicant over the age of 18 must complete their own application. You will also be required to submit documentation, such as proof of income and identification, and our team will conduct background, credit and rental history checks to ensure you’re a good fit for the property.

To qualify for one of our rental homes, you must meet certain criteria. This includes a 600 minimum credit score, verifiable income that is at least three times the monthly rent, and a satisfactory rental history. We also review employment stability and conduct background screenings.

Security deposits vary depending on your credit score and vary between one and one-and-a-half month.
We hold the security deposit to cover any damages beyond normal wear and tear or unpaid rent at the end of your lease.
After you move out, our team will inspect the property and itemize any applicable deductions. The remaining balance will be returned to you within 30 days after the lease ends.
Rent is due on the first day of each month.
To ensure convenience for you, we offer an online tenant portal, allowing you to make secure rent payments anytime and from anywhere.
If Batiya Realty doesn’t receive your rent on time, we will apply late fees or pursue more serious consequences.
We understand that unexpected situations can arise. If you’re in a position where you are struggling to make your rental payments, please contact our office as soon as possible. We will work with you to outline your options.
To submit a maintenance request, please head to your online tenant portal. Here, you can describe the issue in detail, and, if possible, upload photos. This will help our team assess the situation and conduct the necessary service.
In the event of an emergency, please contact our emergency maintenance line right away.
Situations that pose an immediate risk to your safety or could cause significant damage to the property are considered emergency maintenance issues. Examples can include burst pipes, major leaks, electrical hazards or fire-related damage.
If you experience an emergency, you should contact our emergency maintenance line right away rather than submitting a standard request through the online tenant portal.
In the case of fire, please contact 911 first before calling Batiya Realty.
Many of our properties are pet-friendly, but policies vary depending on the specific home.
The properties that do allow pets often have restrictions on the type, size or number of pets allowed. Also, you can expect additional pet deposits or monthly pet fees to be applied.
Unauthorized pets may result in lease violations.
As your lease expiration date approaches, we will contact you with renewal options, including updated lease terms, rental rates and any changes to policies.
If you wish to renew your lease, simply follow the instructions provided to sign your new lease agreement.
At Batiya Realty, we make the renewal process smooth and transparent, so you can make an informed decision that works best for your living situation.
We understand that, sometimes, you can’t avoid breaking your lease early. In this situation, you will be liable for paying the rent for 60-days from your notice date, as well as early termination fees equaling two months of rent.
If you anticipate needing to move out early, please contact our team as soon as possible. Open communication allows us to guide you through the process and minimize potential costs.
Before you move out, please thoroughly clean the property and address any minor repairs to avoid deductions from your security deposit.
After you move out, our team will conduct a final inspection to assess the condition of the home. Any applicable deductions will be itemized, and the remaining deposit will be returned within 30 days.
If Batiya Realty needs to enter your home for routine inspections or maintenance repairs, for example, we will provide you with 24 hours’ notice before entering. The only exception is in the case of an emergency.
Yes, but for your convenience, we will source renter’s insurance and charge you the cost.
